When you list your property on List2Move.com your information is taken directly from your input sheet and copied into the local MLS.  The information is then syndicated to literally hundreds of websites and it all happens automatically.

From the broker’s MLS it goes to directly to the local MLS public site, in Rochester, NY it is called  Homesteadnet.com which is where all the local broker members listings go.

Updates: Each syndicated site pulls the data from Homesteadnet.com on their own schedule,  so it may take a couple days to hit all the sites.

Content: Each syndicated site chooses which fields to display, so some sites will display only one picture and some will display them all.  We have no control over what content is displayed.

Broker Upgrades: Some sites charge  to upgrade their listings, but each List2Move.com affiliate needs to make a business decision on whether or not it works for them.  For example: our New Hampshire affiliate doesn’t have a local MLS sister site like Homesteadnet.com so she subscribes to the Showcase Listing Enhancements with Realtor.com.

We in Rochester, NY tried this a few years ago and we had no success with it so we dropped it, but we do communicate with them regularly to see what new “products” they are offering.  At this point for Rochester, the basic package seems to work as good as the enhanced version.  Since things change all the time we want to make sure that our marketing efforts are producing top notch results… this like everything in real estate is “subject to change.”

Democrat and Chronicle offers the local brokers an enhanced package that we have subscribed to, but since October, 2009 we have only seen one lead come through.

Direct Links to Sellers: Besides having the “maximum efficient exposure to the marketplace,” we set up direct links to you in our selling system that ensures your success.

There is no MLS in the country that allows a broker to place a seller’s contact info to display on Realtor websites.  To overcome this issue; agents and brokers are directed directly to you on the MLS database and when buyers call in they get your phone number directly.  Most buyers, however, go to our website for more information and can contact you directly without any broker involvement at all. We don’t compete for your buyers.

  • Agents call you directly from the MLS database to set up appointments
  • Your phone number is on the page where buyers go to learn more about your property
  • Buyers portal is also used so buyers can contact you directly from the site with questions and to set up appointments.

Listing Syndication vs. Craig’s list or FSBO websites: When you list your property on List2Move.com your  online marketing is done, all you need to do is listen to the market and by simply adjusting your price you will sell.

When you list your property on a single website like Craig’s list or any other FSBO website you are severely limiting your exposure and your odds of selling even if you are priced right.  You need to position your product, your house, where the buyers are.

Democrat & Chronicle Homescam

Placing an ad on Homescape…. don’t fall for it. 

I recently heard of a FSBO couple who wanted to be listed with the real estate listings on the D & C.  They contacted the Democrat and Chronicle and were told that they could gain access to it for (don’t quote me) $100 which they gladly paid, but the property didn’t come up in the search.  Instead it came up in the secluded classified section, all by itself. 

People, think about exposure in real estate for a minute.  You want to position yourself where the buyers are right?  Then don’t think in terms of a single website, think in terms of networks.  Buyers in general don’t go to a single website like the Democrat and Chronicle classifieds, especially if they live in Los Angeles- instead they go to the Realtor Network which is made up of hundreds and hundreds if not thousands of websites and they don’t even know they are on the network.  That is the beauty of it. 

The Internet has made exposure confusing for those that are not totally Internet savvy.  That is why we are here to help you save your equity.

The bottom line is not to buy “advertising” on just one website, you want hundreds….
